Feeling guilty

I want to break up with my boyfriend of 3 years but, we have a child together and live with my mother and he has no place to go.

Try having a heart to heart talk with him to see if he is willing to compromise and work something out with you before fully breaking up with him. If you really don't want to be with him anymore, try helping him get back up on his feet while he still lives with you and have him move out when he's financially stable. Although, this could take a while to establish. Another alternative is to have him find a friend he could crash for a while instead of with your family while he gets back up on his feet. Really though, re-evaluate everything and talk with him to see what the best options are out there for everyone. Remember also, that your child may be affected either negatively or neutrally by the separation of her father. I hope it all works out. You all will find a way.
